The following document was photocopied from a Land Deed Regristry Book, and was given to me by William Dawson. I have transcribed the information to the best of my ability. I've added punctuation to make reading easier.

Indenture
Ellen Walsh to Charles A M Pinsent
This indenture made the 15th day of July AD 1899 Between ELLEN WALSH of Holyrood in the Island of Newfoundland, Widow hereinafter called the Mortgagor of the one part and CHARLES A M PINSCENT St John's in the Island afsd. Commission Merchant hereinafter called the Mortgagee of the other part, withnesseth that in consideration of the sum of $256.04 due and owing from the Mortgagor to the Morgagee which indebtedness is hereby acknowledged.
Covenant to pay the said sum of $246.04 on or before the 31st day of October AD 1899.

And This Indenure also Witnesseth that for the consideration aforesaid the said Mortgagor as beneficial owner hereby assigns and conveys unto the said Mortgagee all that piece or parcel of land, farm and premises situate at Holyrood aforesaid lately occupied by the said Mortgagor, together with all the cattle, horses, carts, carriages, and farming implements and utensils and all household furniture goods and effects contained and being thereupon and therein. To Hold the same unto and to the use of the said Mortgagee foever and absolutley.

Provided that should the said Mortgagor pay to the said Mortgagee the said sum of $256.04 on or before the 31st day of Octover AD 1899 without any deduction and perform and fulfil all covenants and conditions on the Mortgagor's part to be performed or fulfilled, the Mortgagee will at the request and cost of the Mortgagor recover to her the property comprised herein.
In witnesses hereof of of the said parties to these presents have hereunto their hands and seals, subscribed and set the day and year first before written. Ellen Walsh (L.S) Signed Sealed and delivered in presence of W E Wood, Newfoundland, St John's.
towit: I William E Wood of St John's aforesaid Solicitor, make oath and say that I was present at St John's aforesaid on the 15th day of July AD 1899 and did see Ellen Walsh of Holyrood in the Island of Newfoundland aforesaid Widow the Mortgagor named in the foregoing mortgage duely Sign, Seal & Execute the same.W.E Wood.

Sworn at St John's aforesaid this 17th day of July AD 1899. Before me Simon Butler Com. (S.E?)
