In the name of God Amen, I James Delaney of Foxtrap Conception Bay in the Island of newfoundland, Fisherman and Farmer, not feeling well in body, but of perfect mind and memory, do make and ordain this my last Will and Testament. 
First- I give and bequeath to my beloved wife Grace while she is alive and remains in my name, my dwelling house, goods and chattles, horse, cattle, sheep, cart, dray, plough, tackling, catamaran, my agricultural implements, caplin sein, caplin boat, herring net, all my fishing gear, and all my cultivated and uncultivated land north of the main road Foxtrap [except a piece of land I intend giving my adopted son Ambrose Taylor to build upon and have a Kitchen garden] My land is bound on the north by the river. South by the land I intend giving my adopted son Ambrose Taylor, East by the river and West by Jacob Delaney and the road leading to the waterside.  My daughter Jane and her husband are to live with my wife help cultivate the land and get their support off of the land the same as they always did.  After the death of my wife or if she should marry my daughter Jane is to take possession of all that I have given and bequeathed to my wife except a piece of land by the waterside called my outside meadow which is to be divided into two parts between my daughter Jane and my daughter Elizabeth wife of Jacob Taylor If my daughter Jane died before her husband Charles Butler and he married again he can bring his wife on my property but if he should have any offspring they are to settle on Butler's land.  If my daughter Jane died without leaving issue she can leave the property that she has inherited to my grandchildren.  I give and bequeath to Ambrose Taylor my adopted son  that piece of cultivated and uncultivated land that I own situate on Jennings road South of the main line Foxtrap.  Bound on the East by Foxtrap country road called Jennings road West by Edward Jennings South by John Bishop and north by Edward Jennings.  I also give and bequeath to Ambrose Taylor a piece of my cultivated and uncultivated land situated north of the main line Foxtrap. Bound on the East by Foxtrap river. West by the road, South by James Pattin and north by the land I have given and bequeathed to my wife, which will be pegged off, The large dish on the dresser and the clock my daughter Jane and Elizabeth are to take possession of and settle between themselves which each will have- The piece of land that I let the late Jacob Delaney have the use of for a time is included in my property at the waterside.  Charles Butler my son in law is to use the caplin sein and caplin seine boat and keep both in repair and I do hereby utterly disallow and revoke and disannul all and every other former Testaments, Wills and Bequests by me in anywise before named, willed and bequeathed ratifying and confirming this, and no other, to be my last Will and Testament. 
In witness whereof I have hereunto set my hand and seal this 22nd day of April in the year of Our Lord One thousand nine hundred and twelve.
